Water heating can account for as much as 25 percent of utility expenses in many households, so it makes perfect sense to schedule regular water heater tune-ups, which will keep your system in peak operating condition.

These are the primary checks your plumbing professional will perform during a water heater tune-up:

  • Inspect the temperature and pressure relief (TPR) valve. The TPR valve is a feature that safeguards against hazardous high pressure in the water heater.
  • Check the anode rod, an important component in the system that prevents it from rusting. The anode rod acts as a magnet for chemicals in the water. Your plumber should check the water for discoloration, which is a sign of a faulty anode rod and corrosion.
  • Test the water heater's temperature, which should be around 120 degrees for the best balance of energy efficiency and comfort. Water heaters often come shipped from the manufacturer pre-set at a temperature of 140 degrees. This higher temperature may pose problems for potential wire damage. Lowering the temperature saves substantial water-heating costs, and slows corrosion and sediment accumulation inside the water heater.
  • Inspect the unit for sediment and mineral deposits, which gather inside water heaters. This accumulation hinders efficiency and corrodes the tank. Your water heater should be fully flushed of sediment and other deposits as often as twice a year to increase efficiency and life span.

Monthly do-it-yourself tips
For safety and efficiency, you should perform these monthly checks of your water-heating system:

  • Check the TPR valve to make sure it isn’t leaking. If it is leaking, call your plumber.
  • Drain 1 to 2 gallons of water at the drain valve to help reduce sediment and mineral deposits. Your plumber can show you how to perform this task.
  • Make sure no flammable materials are near the water heater.
  • If your water heater is insulated, make sure the insulation does not cover the flue or combustion chamber (for gas-powered water heaters).
