Fall Is the Perfect Time for These Home Maintenance Tasks

Home ownership is a never ending responsibility, with ongoing maintenance, repair and upkeep required to protect your investment. Seasonal maintenance will help prepare your home for the changing weather and conditions ahead, particularly as temperatures turn colder. Here are some fall home maintenance tips to get you started:

  • Change the batteries. Safeguard the integrity of smoke alarms and CO detectors by replacing their batteries each fall. Many homeowners choose to do this when they set clocks back for daylight savings time.
  • Maintain the heating system. Have your HVAC contractor perform annual preventive maintenance each fall to ensure the HVAC system runs reliably and efficiently all year round. Keep up with air filter changes yourself, aiming for a new filter each month, particularly during peak heating or cooling season.
  • Seal air leaksPrevent heat loss by checking around doors, windows, switches or outlets on exterior walls, and plumbing or electrical penetrations. Seal using the appropriate materials, including caulking, insulation, weatherstripping or outlet gaskets.
  • Improve circulation. Airflow is crucial to the performance of the HVAC system and the comfort of your family. Be sure all supply and return registers are unobstructed and inspect, clean or vacuum dust and grime from the dryer vent, exhaust vents, ceiling fans and cold air returns.
  • Look up. Fall home maintenance should include a visual inspection of the gutters and roof. Remove leaves and debris from gutters, and check to make sure they, along with your downspouts, are firmly attached. Carefully examine the roof to ensure it's watertight for the upcoming winter, looking for loose or missing shingles, gaps in the flashing, or mortar damage around the chimney.
  • Change direction. The same ceiling fans that keep you cool in the summer can also keep you warmer this winter. Reverse the direction of the fan blades, so they turn in a clockwise direction, sending the rising, heated air back down to your living space.
