• What is the age of your system? A heating system 10 to 12 years old can be reaching the end of its lifespan. Older furnaces are much less efficient than newer units. Additionally, the savings in fuel costs coupled with possible future repair bills could offset much of the costs for a new system. A unit half that age should generally be repaired, as it most likely has a lot of life left in it.
• How often does the system run? Here in the Northeast, a heating system will run more often than one in the Southwest. And use can be as critical as age. The average lifespan of a furnace is generally 15 years, a lifespan manufacturers suggest after testing. But, if the system's used more often, you should slash a few years off of the average number.
• What is the overall condition? If your heating equipment has been dependable, has had few repairs, has been well-maintained and is relatively new – repair it. If it has had repeated problems or has had little or no maintenance, replacement may be your best option.
• Are you planning to keep the home? A move in the next one or two years may be a good reason to upgrade your equipment. When you sell the home, new, high-efficient heating will add to the home's value. It can also improve your comfort and lower your energy costs while you still occupy the home.
